Why choose natural stone for façades?
The façade is a building's first signature. In natural stone, it withstands time, does not fade like some renders and brings a texture mortar cannot replicate. In Morocco, where architecture balances heritage and modernity, Taza stone and local stones are standard on villas, residences and commercial projects.
Beyond aesthetics, stone protects the envelope and adds patrimonial value — a strong argument for high-end rental investment or resale.
Materials suited to Moroccan façades
Taza stone in bush-hammered or split finish remains the reference for a warm look and good performance in sun. Slate and some granites suit more contemporary compositions. Local marble can be used on sheltered façades or as decorative elements, but exposure and maintenance must be considered.

Bonded fixing or ventilated façade
With bonded fixing, slabs are attached directly to the prepared substrate (concrete, block, compatible insulation). This is most common on individual villas. A ventilated façade leaves an air gap between stone and insulation: better moisture and heat management, often chosen on apartment blocks or certified projects.
The choice depends on the engineer, local standards and budget. UNIVMAR supplies slabs and advises on thickness; installation is carried out by a façade contractor approved by your architect.
Maintenance and hydrophobic treatment
Hydrophobic treatment suited to porous stone limits water marks and eases cleaning in rainy periods. It does not replace quality finish or careful installation, but extends façade beauty for years.
Avoid acid products on limestone. Clear-water rinsing and periodic maintenance are often enough on a well-designed façade.
